Considered, technical advice

Our Enfranchisement team provides expert advice for people interested in buying
the freehold of their property, managing their own building and extending leases
which have less than 80 years to run.

We act for both landlords and tenants in relation to enfranchisement, lease extensions
and the right of first refusal.  Each area of legislation is subject to strict timescales
and different procedures and clear, informed advice is an imperative.

Our team provides clear, unambiguous advice coupled with practical solutions
on the following specialist areas:

We advise both landlords and tenants on enfranchisement matters where the tenant
wishes to acquire the freehold interest in the property including:

  • drafting, serving and receipting the relevant notices;
  • negotiating the terms of the acquisition; and
  • if necessary, taking matters to the Leasehold Valuation Tribunal.

Lease Extensions

We advise on both statutory and voluntary lease extensions on behalf of the landlord
or the tenant.

Right of first refusal

We advise both landlords and tenants on the rights of first refusal when a landlord
wishes to dispose of the freehold of the property including:

  • drafting the appropriate notices for the landlord; and
  • drafting the counter notice and following the subsequent procedure on behalf
    of the tenant.
